A successful listing launch begins before the photographer arrives. Preparing a home for real estate photography helps the property look cleaner, brighter, and more inviting in the finished photos and videos.
A well-prepared home also creates a stronger first impression for potential buyers and allows the photographer to focus on showcasing the property’s layout, natural light, finishes, and most attractive features.
Even 10 minutes of final preparation can make a noticeable difference in the finished listing media.
Real Estate Photography Preparation Checklist
Here is a simple checklist agents can send to their sellers before the photography appointment.
Open Blinds and Curtains
Open the blinds and curtains throughout the home to bring in as much natural light as possible. Make sure blinds are positioned evenly and remove any damaged or distracting window coverings when practical.
Turn On All the Lights
Turn on all interior and exterior lights before the photographer arrives. Replace any burned-out bulbs and try to use bulbs with similar color temperatures throughout each room.
Do not forget lamps, under-cabinet lighting, bathroom lights, porch lights, and outdoor lighting.
Clear Kitchen Counters
Remove unnecessary items from kitchen counters, including dishes, paper towels, cleaning products, food containers, and small appliances that are not part of the presentation.
A few simple decorative items can remain, but clean counters will help the kitchen look larger and more polished.
Clear Bathroom Counters
Put away toothbrushes, toiletries, medications, towels, cleaning supplies, and personal care products.

Move vehicles away from the driveway and the front of the home before the photographer arrives.

Prepare the Front Entrance
The front entrance is often one of the first images buyers see.
Sweep the walkway, remove packages, hide garden hoses, straighten outdoor furniture, clean the front door, and remove unnecessary decorations or personal items.

Prepare the Yard and Outdoor Areas
Mow the lawn, remove leaves and debris, put away tools, organize outdoor furniture, and hide trash bins, garden hoses, and children’s toys.
If the property has a pool, remove the pool cleaner, straighten the furniture, clean the water, and prepare the surrounding area before the appointment.
